The support structure is made of reinforced concrete foundations, columns, diaphragms and slabs, designed and executed in accordance with the project’s specific requirements and with the construction norms/regulations in force.

Vericality

The vertical circulation system of the building includes 2 premium class Kone elevators for 8 persons, manufactured by Kone, all of them with 13 stops for each level of the building. It is also composed of 1 stair, starting from the lowest level (level 2 underground) and until the last level (10th floor).

Finishings

Bathrooms
Bathrooms:
  • Flooring of interior good quality porcelain tiles, fixed with adhesive mortar, with hydro insulating additive, including acrylic joint lute, on leveling concrete slab finish;
  • Walls coated with good quality tiles, adhesive fixed, h = the height of the entrance door into the bathroom;
  • Floor and wall tiles;
  • Walls and ceiling will be rendered and finished with plaster;
  • The ceiling shall be painted with white washable paint;
  • Stainless steel bathroom fittings;
  • Sanitary porcelain washstand;

  • The lighting system of the bathrooms will be installed over the mirrors;
  • The electrical circuit of the bathrooms will be protected with electrical safety fuse with differential protection;
  • Depending on the specifics of each type of apartment in certain bathrooms will be executed the infrastructure for the installation of the washing machine;
  • Siphon on the bathroom floor.
Kitchen
Kitchen:
  • Flooring of interior porcelain tiles, fixed with adhesive mortar, with hydro insulating additive, including joint lute, on a leveling concrete slab finish.
  • The joint transition will be covered with an appropriate aluminum joint cover;
  • The functional wall shall be coated with ceramic tiles, adhesive fixed, on along the kitchen wall, according to the architectural plan, h = 0.60 m;
  • The walls and ceiling will be plastered and finished with plaster and painted with white washable paint;
  • The sockets in the kitchen will be installed according to the project;
  • Depending on the specifics of each type apartment, in certain kitchens there will be executed the infrastructure for the installation of the washing machine, otherwise this will be executed in one of the bathrooms. At any case, will be the infrastructure for 1 washing machine per apartment;
Hallway
Hallway:
  • Parquet;
  • Flooring of interior porcelain tiles, fixed with adhesive mortar, with hydro insulating additive, including joint lute, on leveling cement slab finish;
  • The walls and the ceiling will be plastered and finished with plaster and painted in white washable paint.
Living Room
Living Room:
  • Parquet;
  • The walls and the ceiling will be plastered and finished with plaster and painted in white washable paint;
  • Telephone, internet and TV plugs.
Bedrooms
Bedrooms:
  • Parquet;
  • The walls and the ceiling will be plastered and finished with plaster and painted in white washable paint;
  • Telephone, internet and TV plugs according to the project.
Terraces
Terraces:
  • Color ceramic tiles, fixed with adhesive and hydro insulating additive, including 3 mm acrylic joint lute DUROSTICK type or equivalent;
  • BAUMIT or equivalent outdoor wall painting;
  • All exterior terraces will have pluvial water receivers with hydro-insulation collar;
  • One electrical plug (in large terraces);
  • One water tap (in large terraces);
  • In large terraces will be installed also a TV socket;
  • Balustrade exterior (glass).

Other finishings and materials:
  • The interior walls are made of concrete walls or masonry walls, plastered and finished with plaster and painted with white washable paint;
  • Interior doors laminated with imitation oak or wenge, with wooden frame and stainless steel door knob;
  • The elevators will be OTIS, with 13 stops;
  • Interior lock door at the entrance in the apartment, with metallic work frame and plate sheet, painted anticorrosive, interior sound proof, MDF on fronts, in one door wing, full, with garnitures on the cadre, with door hinges and tightening inferior brush, including 3 points lock and visor;
  • Exterior joinery of pvc with 5 rooms; windows with mobile and fixed glass panels and doors, having incorporated simple or double opening. All windows will have exterior aluminum sills.
  • Doorbell

Outdoor finishes:
  • Thermal-system with mineral wool of 100 mm of BAUMIT type or equivalent finishing, including primer and plastic;
  • Ceramics plating for the facades ventilated type Rincon Argelite terracotta or similar or ALUCOBOND cladding, including 100 mm mineral wool for thermal;

Installations

Water Supply System:

1. Cold water supply for domestic use:

  • The water supply will be provided by APA NOVA, every apartment will have its own water consumption counter.

2. Hot water supply for domestic use:

  • In the apartments, the hot water supply is ensured by an individual water heater (central heating) positioned appropriately in the kitchen of each apartment.
Heating / Cooling System:
  • Each apartment will have heating provided by the infrastructure for an individual heating system, and the central heating, located in the kitchen of each apartment.
  • The radiators of each apartment will be provided and installed by the seller.
Ventilation:

The ventilation of the apartments was designed as follows:

  • Each bathroom has a ventilator whose operation is controlled separately;
  • The kitchens are provided with ventilation system for the natural ventilation required by the existing gas pipe.
Electricity:

Low voltage::

  • The low voltage installation will be consisting of:
  • Data voice installation
  • Television installation
  • The data voice installation is designed radial from the distributor placed on the ground floor. One data- voice socket installed in each bedroom and in the living rooms.
  • The television installation is designed radial from the distributor placed on the ground floor. Each room and also the large terraces will have one television port.
  • The plugs and switchers will be LEGRAND OR SCHNEIDER type or equivalent.

High Voltage:

  • The electrical panels are provided with separate illuminating and plug circuits. The circuits will be executed with electrical wires FY type or equivalent. All the circuits in the bathrooms will be protected with safety electrical fuse with differential protection.
  • The illuminating control in the common spaces will be assured by local motion sensors.
  • The bathrooms are equipped with lights above the mirror. The terraces are provided with waterproof incandescent lights.
  • Each apartment will have its own power meter.
  • Lightning protection system PDA type according to the law.
Gas Installation
  • Each apartment will have a separate counter.

Garage

Garage
Parking spaces:
  • Garage road/walls and rails signals;
  • The access ramp in the underground parking area will have defreeze built-in system;
  • The ceiling of the first parking level will be thermo insulated using 9 mm thick mineral wool boards.

All the products and works will be in conformity with the standard requirements, there where such standards exist.

An object described as an alternative/equivalent (or/and/similar) will be chosen and decided by the seller.

In the case that is missing from the market any accessory and/or material and/ or product by any kind specified in this documentation, it will be permitted to the seller to replace them with another accessory and/or outfit and/or material and/or product, with equivalent technical characteristics and quality parameters.

The execution of the works is done accordingly to the Romanian norms and according to the Construction Permit.
